What the role is
This role supports the growth and performance of the island's property portfolio by optimizing tenancy mix and partner performance, cultivating and securing new investment partners; and executing asset and business enhancement strategies. What you will be working on
Contribute to the conceptualisation and implementation of strategies and initiatives to continuously improve and enhance the island's tenancy mix and business performance
Conduct market research to identify upcoming industry trends, competitors, and business opportunities. Ability to interpret data and make recommendations.
Execute business development of new projects, including negotiation with new investors, deal structuring and due diligence checks
Management of rental arrears and negotiations with tenants to achieve revenue budgets
Manage enforcement of Landlord’s rights under tenancy agreements where necessary
Manage appointed valuers and marketing agent(s) in the leasing of the Island's properties
Work closely with other internal stakeholders to manage and execute property upgrading, asset enhancement and tenant’s project works.
Lead, execute and complete the tender or marketing exercise of the Island's properties
Prepare financial modeling assessment and recommendation
Preparation of lease, tenancy and temporary occupation license agreements
Liaise with internal and external counsel, liquidators in the course of work.
Administer and manage portfolio of leases, tenants and licensees to achieve desired concepts and returns on properties
Foster partnership with prospective tenants, existing tenants (Island Partners) and build win-win relationships
Understanding of Masterplan and working with internal stakeholders to meet the objectives of SDC and other government agencies
Understanding of land leases and licences, and work with both internal and external stakeholders on execution of projects
Facilitate effective communication and negotiation with key stakeholders, i.e. tenants, government/other agencies, internal divisions etc
What we are looking for
Degree in Real Estate, Business, Economics or related discipline
At least 5 years of relevant working experience
Experience in managing commercial spaces is essential
Strong real estate, finance and project management skills
Possess good analytical capabilities.
Ability to multitask, work independently, and work in a fast-paced environment.
Self-motivated, positive, resourceful and result-oriented
Good communication skills, both written and spoken
Team player with good interpersonal skills
